Whether building a new house, small addition or commercial office block, roof inspection remains very important. It is often brushed aside as not that important because of the lack of knowledge in the Municipal Building Inspection departments. This is mainly due to the fact that even poorly installed, underdesigned roofs can be made to look good shortly after completion. It is only after considerable time, often years, that timber roofs start sagging and show signs of weakness and failure.

 

It is generally accepted that roof inspection on new structures should be done prior to the permanent loads (Roof covering) being applied. Unbraced or partially braced structures are doomed to fail once the loads are applied. There should be no compromise on this. Roof inspection needs to be done by approved competent persons, working with professional engineers. Both the inspector and engineer should have personal indemnity insurance cover in place, should there be a roof failure.

 

For many years a lot of emphasis has been placed on the Engineering Systems, the quality control of the engineered product (trusses) and the rules that apply to the erecting process of the structures, in accordance with the relevant SANS Codes & practices. This means that all the necessary rules, regulations and guidelines are in place to ensure safe roofs to the end-user. All that remains is for the competent persons inspecting the roofs, to be responsible. Care needs to be taken in studying the design documentation from the roof truss manufacturer, and professional assistance sought out for complex roof inspections.
